WANTED Hobby Horse Farm(rent to own)

We are ooking for a hobby horse farm rent to own. Not brand new, but not really old eaither. Would like a 5 stall horse barn with a indoor arena and a insulated tack room. Fenced land without barbed wire is a plus. Hunting would be a plus. State or county land near by is a must, so we can have places to ride. Price is negotiable because I realize I put a low price down. We are hard workers, so we don't mind working on the land giving it some TLC. It would also be another plus if there was farmable hay acrage for our own use. Any creek or river on the property would also be nice, but not a deal breaker. Thank you for helping!
