We're looking for a new farm to call home for our horses, goats, and pigs. This farm looks almost perfect aside from a few needed renovations. But I was wondering if you could send more pictures of the indoor riding ring and the rest of the house, does the house have a fireplace, how much would the additional acreage cost, and is the basement finished.
All of the pictures I have are in the RealtyUSA website that should be linked above. If not the address is 2898 State Route 352, Elmira, NY on their website. I do not love there anymore, but have the facility, including the house, leased out. The house does not have a fireplace, but does have a wood stove for supplemental heat. The farm is located in a flood plain, and the basement can get wet, so is not finished. The additional acreage would add $60k to the price ($1500/acre). I will look for more pictures of the arena. If you want to set up an appointment to see it, please contact my Realtor, Ann Mortimer, listed on the RealtyUSA website page for my farm.

What more can you tell me about this property? Taxes? Extra pics? Thank you. Sheila
The taxes are slightly over $7000/year on the entire property which includes an additional 40 acre hay field. The Hay field is not offered for this price (taxes would be less), but can be purchased for an additional fee. I have not subdivided the property yet. Excellent river bottom topsoil makes for great hay!
There is local trainer renting it at the moment. I am sure she will continue to rent even if someone were to buy the place and take over the house and main barn. The indoor arena with ~ 20 stalls has a separate electric service, and I originally rented that space to her, then I built my own small hobby farm to retire at and allowed for her to take on the whole place. There are many options for this farm, and it is the longest running equestrian facility in the area. Before I retired, I had over 20 boarders, and a dozen lesson horses and the place did very well.
