Little Salt Creek is a beautiful mountain property located in the San Pitch Mountains between Nephi and Wales. The property is 115 miles from Salt Lake City or 72 miles from Provo. The property can be accessed by several dirt four-wheel-drive roads out of Levan or Wales.
The property is separated into six non-contiguous parcels. Three of the parcels are surrounded by National Forest land and three border the National Forest. The acreages of the six parcels are approximately as follows: 40 acres, 53 acres, 80 acres, 205 acres, 520 acres, and 2,216 acres. The 53 acre parcel, 205 acre parcel, and the 2,216 acre parcel all have road access and the 520 acre parcel has a trail/4WD road access. The 40 and 80 acre parcels do not currently have road access. The parcels are being sold altogether but can be sold separately as negotiated.
The wildlife on the property includes, but is not limited to: mule deer, elk, coyote, mountain lion, and grouse. Little Salt Creek runs through the length of the 2,216 acre parcel. This 3,114 acres of prime big game hunting habitat also provides additional recreational opportunities. Some of these include: hunting, fishing, horseback riding, hiking, camping, snowmobile and ATV riding. Bordered by thousands of acres of National Forest, you will have plenty of extra land to cover. All roads accessing the property are maintained by county, state, or forest service.
There are no water rights with the property, but there several springs and creeks provide water for the game. Water shares can be purchased and a well can be drilled for cabins. Provided there is water, the property can be subdivided into multiple cabin lots. No mineral rights come with the property. |
