The timber production company conducting the harvest won numerous awards for excellence in the performance of their harvesting operations. The timber trails were laid out in advance of the harvest to create a permanent network that could be later used for hunting, hiking and ATV riding.
Excellent wildlife habitat is a result of a diversified mix of mature and emerging forest, old farm fields, rhododendron thickets, bogs and successional forest growth on the old surface mine area. The forest is producing tons of acorns, beechnuts, hickory nuts, autumn olive berries and wild cherries. The abundant resident wildlife population is composed of white-tail deer, wild turkey, black bear, raccoon, chipmunk, wild boar, ruffed grouse, coyote, fox and squirrels.
For the most part, the topography is very gentle with many flat to rolling acres. The 4000 long hollow running from northwest to southeast contains the two blue line streams and the old strips create the perfect wildlife habitat. Mitchell Ridge runs north to south for 2500 on the western section of the property and is 2802 in elevation. From this high vantage point there are beautiful 360 degree long views of the surrounding mountains and of the old farm fields, strip and wide hollow below.
The property will be sold Surface Only. No mineral rights will convey. Power and phone service is nearby but not presently on the property. The previous surface mining is thought to be done in the 1960Ãƒs and a nice stand of pine, poplar, autumn olive and aspen has naturally re-vegetated the area. From I-77 take the Mabscott-Sophia exit (#125) and travel Rt.16 south (Robert C. Byrd Drive) 4.4 miles to Sophia and take a left at the traffic light (T-Intersection). Go3/10 mile and take a right at the Dollar General Store on Independence Drive (29/2) and travel 1.1 mile to T-Intersection (Coal City). Take a right on Coal City Rd and travel 3.2 miles and take a right on Epperly Road (#36). Travel 2/10 mile (just past the Princewick post office and bear left on Mitchell Road (3/2) and travel 7/10 mile to intersection of Mitchell Ridge Rd and Pixley Rd (#32) and continue on Mitchell Rd for 3/10 mile (passing white church) to intersection of Mitchell Ridge Rd and Rutledge Rd (902/89) and bear right on Mitchell Ridge (between house with chain link fence and red outbuilding) and go 3 miles to a white house and brown carport, turn right between house and carport into John Crawfords driveway and past his rail fence and log house to the gate to the entrance of the road across the pasture field. Stay on the road through the pasture about 500 to the next gate and the property starts here. Be sure to shut all gates so goats and cattle won't get out. Park at first gate at Crawford's house if it is wet so you don't tear up the road across the pasture. Don't block the gate please.
