Lick Creek Forest is an outstanding 246 acre+/-multiple use recreational property with easy access just off the I-64 corridor near Green Sulphur Springs, WV. The thinning has created the perfect habitat for the wildlife to thrive in, with a mix of mature nut trees, den trees, blackberry thickets and grown over farm fields. Lick Creek Forest offers long range mountain views with several easy to build cabin sites. This property is located in the small farming community of Green Sulphur Springs and is surrounded by privately own woodlands which makes for the perfect mountain retreat. This area has more cattle than people per square mile and the night sky is filled with stars and not light pollution. Green Sulphur Springs is an easy 10 minute drive on state maintained roads through farming country to Interstate 64. Beckley and Lewisburg offer excellent shopping, schools, theatres, modern medical facilities and exceptional airports within a 25-30 minute drive. Within an hour’s drive are located some of the finest recreational facilities in West Virginia. Winterplace Ski Resort, whitewater rafting / fishing on the New River and Gauley River, 2000 acre Bluestone Lake, Pipestem State Park and Resort and the 80,000 acre New River National Gorge National Park. Five other area state parks and state forests offer unlimited hiking, horseback riding, ATV riding and rock climbing opportunities. The property is about an hours’ drive to the new $200MM – 10,000 acre Boy Scout High Adventure Project near Beckley. LOCATION Lick Creek Forest is located in Summers County WV, just 3.5 miles east of the Green Sulphur Springs Interchange (#143) on I-64. The property has year round access on state maintained roads and then over a 1500’ gravel private lane to the property. (right of way over the Mize farm). From the Green Sulphur Springs I-64 Interchange (#143), travel east on paved Lick Creek Road (County Route 4) for 3.5 miles. The property’s coordinates are LAT 037 7723195?N LON 080.7750032?W Elevation 1908’ to 2675’ ACCESS AND BOUNDARIES The property does not front a state maintained road. Access is provided via a right of way starting at the Lick Creek Road and traveling over a 1500’ private lane running across the Mize farm to the property for sale. There is also another right of way that comes in from the southern end of the property at the top of the mountain. Old fences, field edges and stone walls may be found along some of the other property lines. There is a metes and bounds description in the deed but there is not a survey plat available. Since there has not been a recent boundary survey, the property is being sold by the boundary and not by the acre. UTILITIES Currently there is no electric service to the property but service is nearby on adjoining lands. Buyers should check with the power company regarding bringing power to the property. Due to the mountainous topography, cell phone coverage can be spotty in the hollows but is excellent on the ridge tops. There is no cable service; however, high speed internet can be provided through HughesNet and television reception though DishNet or DirectTV. There is no public water or sewer available at this time and potable water may be provided by drilling a well or developing a spring. Sewage treatment may be provided by installing a county approved septic system. TIMBER RESOURCES The high elevation, coupled with the high percentage of north and east facing slopes, is very conducive to growing extremely high quality timber. Black Walnut, White Oak, Red Oak, Sugar Maple, Hickory, Tulip Poplar, Black Cherry and Mountain Ash are the predominant species comprising the forest. The last thinning was conducted in 2013 under the supervision of a professional forester. The thinning left several thousand residual trees that have responded exceptionally well to the thinning and are estimated to be growing at a rate of about 5% per year. The forest is healthy and there is no evidence of Gypsy Moth or Emerald Ash Borer infestation at this time. Several nice trails were put in in advance of the timber sale on nice grades that make for easy access throughout the forest. MINERAL RESOURCES The seller will convey all of the mineral rights they own at closing, including coal, oil& gas, sand and stone rights. There are no leases currently let and the property. The Marcellus Shale may underlay the property at a depth of 5000’+ and oil and gas companies are have been doing some leasing in the area for the natural gas. The east coast Marcellus Shale Region is thought to contain enough natural gas to power the United States for over 100 years. The horizontal drilling technology necessary to reach the mile deep shale strata has rapidly evolved and drilling in the Marcellus strata is a reality in WV. The presence of any coal reserves underlying the property is unproven and there has been no known mining activity on the property. TAXES AND DEED INFORMATION The property is taxed in Green Sulphur District, Summers County WV on Tax Map 23, parcel 10, 2. Taxes for 2012 were $361.36 The deed is recorded in Summers County Courthouse in Hinton WV in Deed Book 224, Page 55. ZONING Summers County presently has no zoning ordinances in this area of the county. However, all prospective buyers should check with the Summers County Commission and Health Department when considering developing any property in the county.
