There are 4 sand turnouts near the outdoor arena and 16 grass turnouts (7 with outdoor run in sheds) There are frost free spigots to all the outdoor pastures. Exterior fencing is non-climb with wood posts and interior cross fencing is electric tape.
The machine shed has 5 bays (approximately 16' high) providing great storage for hay, shavings, and equipment. The floor is gravel.
Rental & Lease Agreements:
Board is currently $750 per month for a 30 day contract, and 30 day notice is required to vacate. There is also a contract with the resident trainer for $900 a month plus one free stall. All boarders are full care board and are required to have a horse in training or at least one lesson per week. There are currently 35 horses in the facility (7 of which belong to the Seller) The Seller has not been actively marketing for new boarders. The Seller currently uses the Breezeway Barn to accommodate clinic attendees.
The barn maintenance manager and his family live in the ranch house and he and the trainer would like to stay.

Seller is including the internet based video surveillance system so you can keep an eye on the property from any location.
The pump house is in the brick building in the back yard of the main house. A 2-hour well flow test in November of 2015 indicated an 8pgm flow at 45psi. Upon researching, we were unable to find any Oregon State Well Log.
The year round picturesque, Deer Creek, runs through the property and is accessible for creek fun and viewing the occasional Blue Heron. Sellers haven't tried to fish in the creek but they've seen Blue Heron with some catches. The water is generally higher in the winter time.
