Double A Ranch, Lander, Wyoming
The Nature Conservancy recently purchased the Double A Ranch immediately outside Lander, Wyoming. The ranch is encumbered by a conservation easement to protect 2,354 acres of ranch land from uncontrolled subdivision and development, while maintaining ecological, agricultural and recreational values. The Conservancy seeks to work with someone to purchase fee title to the ranch. This project comes after the Conservancy's recent success safeguarding the nearby 3 Bar X Ranch from development and selling it to a local rancher.
WHAT AND WHERE
Located in Fremont County along the Lander Front, the Double A Ranch offers excellent wildlife viewing, recreational, and agricultural opportunities. The ranch also provides crucial yearlong habitat for deer, elk, and moose, as well as summer range for pronghorn.
The surrounding Southern Wind River Landscape, the southernmost realm of the Greater Yellowstone Area, encompasses three major watersheds--Little Wind River, Popo Agie River complex, and Sweetwater River as well as their tributaries, and is bounded on the west by the Continental Divide, and on the north by the Upper Wind River Landscape. The area encompasses approximately 3 million acres, most federally owned, with a large portion on the Wind River Indian Reservation.
The ranch connects other conserved properties--the 97,000-acre Shoshone National Forest, 10,000 acres of Bureau of Land Management property, the 427,000-acre Wind River Indian Reservation, and 6,725 private acres under conservation easement. These lands, from the base of the Lander Foothills to the highest elevations of the Wind River Mountains, provide crucial and rapidly disappearing big game migration corridors and winter range at the lower elevations.

Approximately 473 acres of irrigated hay meadow on the ranch, with excellent infrastructure to support horses and/or a cattle operation

The property was listed on the market, prior to the conservation easement, for $6M. The current listing price reflects the reduction in value due to the conservation easement and the fact there will be no sales commission fees for the Conservancy if the property is sold privately. This is an economically advantageous time for a serious buyer to acquire this property before the Conservancy incurs costs inherent in listing the property for sale with a brokerage firm. The Conservancy will entertain offers until sold.
The Nature Conservancy is responsible for designing and funding the conservation easement and for the long-term stewardship of said easement after the fee is transferred. The easement restricts subdivision, road construction and building construction, but does allow limited construction in two existing building envelopes and one additional building envelope. The Conservancy does not seek to maintain any interest in the fee ownership of this ranch. The successful purchaser will be a conservation-minded buyer who will embrace the conservation easement and will submit a proposal to the Conservancy to purchase the encumbered fee title.
