REDUCED: Fabulous Central Texas small horse/cattle/recreational ranch north of Smithville, secluded and private. The sandy loam soil is great for horses, cattle and hay, not the rocky land found in so much of Central and West Texas.
There is a corral at the front corner of the property and sheet metal equipment shed further back in the post oaks in the front pasture. Underground water to tubs straddling the fence between the front and middle pasture and to the cabin beyond.
There are good fences, gates and cattle guards between front and second pasture and between second pasture and the back woods section. These were recently installed and built up on concrete frames with heavy-duty posts. The second pasture has Coastal Bermuda and lots of wildflowers in the Spring.
The wooded back section has a large deep pond that retained water even during the extended drought. Two creeks drain into the pond from both the left and right sides. This section is heavily wooded with post oaks and evergreens with ATV paths and a target range.
A 400 +/- s.f. log cabin, never lived in, was recently moved onto the property. It has covered front porch, kitchenette with sink, 2-burner stove, microwave and a space for a refrigerator. It is open to the living/dining combo with high vaulted ceilings of pine, as are the walls and floors. A hall leads to a bath with shower and one bedroom with a bunk bed frame with twin on top, full size on the bottom. An efficient wall heat-pump provides heating and cooling. There are vaulted pine ceilings, as well as pine walls and floors. The roof is standing-seam green metal, warranted.
There is a grey-water system; a septic tank and drainage system are needed. There is a fire pit outside the front entrance that is great for cozy evenings and roasting hotdogs and marshmallows.
Ag exempt for low taxes. Shown by appointment only. Longhorn cattle on property.
